Rental Application & Qualification Criteria
Legacy Homes
The following criteria outlines the general rental qualifications used by Legacy Homes. All applicants are screened using consistent, objective standards in compliance with Federal, State, and Local Fair Housing laws. Criteria may vary by property and are subject to change.

Application Requirements
- A completed application is required for each applicant 18 years of age or older
- Application fees are non-refundable $45 per adult
- Valid, government-issued photo identification is required
- Applications are processed on a first-qualified, first-approved basis
Submitting an application does not guarantee approval or hold a property.

Fair Housing Statement
We believe your rent should work for you. Through our reporting system, your consistent, on-time rent payments are reported to major credit bureaus. This "Signature" service helps you build your credit history and improve your score while you live in one of our homes, paving the way for your future financial goals.

Occupancy Standards
Occupancy limits follow HUD guidelines of two (2) persons per bedroom, unless otherwise permitted by local code.
All occupants must be disclosed on the application, including minors.

Income Requirements
- Gross household income must equal at least two and three-quarters (2.75x) the monthly rent
- Income must be verifiable through acceptable documentation
Acceptable income sources may include:
- Employment income
- Self-employment income
- Retirement or pension income
- Social Security / Disability benefits
- Alimony or child support (voluntary disclosure)
- Housing assistance on select properties

Employment & Income Verification
Applicants may be required to provide:
- Recent pay stubs or bank statements
- Offer letters for new employment or transfers
- Additional documentation for self-employed applicants
Failure to provide requested documentation may result in application denial.

Credit Screening
Credit history is reviewed as part of the application process. Factors considered may include:
- Payment history
- Outstanding debt
- Bankruptcies
- Overall credit risk indicators
Approval, conditional approval, or denial is determined using consistent screening criteria.

Rental History
- A minimum of two (2) years of rental or housing history may be required
- Prior evictions, unpaid landlord balances, or lease violations may affect approval
- Additional deposits or conditions may apply if rental history cannot be verified

Criminal Background Screening
Criminal background checks are conducted in compliance with HUD guidance.
Criminal history is evaluated based on:
- Nature and severity of the offense
- Time elapsed since conviction
- Relevance to resident and property safety
No applicant is denied solely based on arrest records.

Pet Policy
Pet policies vary by property and are subject to owner approval.
- Limits on pet size, breed, or species may apply based on insurance requirements, local ordinances, or HOA rules.
- Maximum of 4 pets per home.
- Monthly Pet Rent: $15 per pet, per month.
- Non-Refundable Pet Fees: $250 for the first dog; $100 for each additional dog. $150 for the first cat; $100 for each additional cat.
Assistance animals are not considered pets and are evaluated in accordance with Fair Housing laws.

Renter’s Insurance
- Renter’s insurance is required prior to move-in and must be maintained throughout the lease term
- Proof of coverage may be required before keys are released
- Owner insurance does not cover residents’ personal property

Multiple Applications
If multiple applications are received for the same property, approval is granted to the first
applicant who meets all qualification criteria and completes all required steps, including
execution of lease documents and payment of required fees.
Application fees are non-refundable.

No Lease Until Executed
Approval of an application does not create a lease agreement. A lease is not valid until all
parties have signed the lease and all required payments have been received. A one-time $50 administrative fee will be applied to your account when the lease is issued. This fee covers administrative processing, document preparation, and lease coordination.
